New Construction Inspections in Southwest Florida
North Port, Port Charlotte, Punta Gorda and Cape Coral are some of the fastest-growing areas in Florida, and builders are working fast. A county permit inspection checks for code minimums at certain stages. It is not a quality check for you. Kelting Inspections & Services inspects new homes for the buyer, so problems get fixed by the builder before you close, not after.

Inspections at each stage
Pre-drywall inspection
Once framing, roofing, windows, plumbing, electrical and ductwork are in, but before insulation and drywall cover them, we check what you will never see again: framing and connections, straps and anchors, window flashing, plumbing penetrations, wiring and duct runs.
Final inspection (before your walkthrough)
A full home inspection of the finished house: roof, attic, exterior, drainage, windows and doors, electrical, plumbing, water heater, HVAC, appliances and interior finishes. You get a photo report to hand the builder as a punch list.
11th-month warranty inspection
Before your builder’s one-year warranty runs out, we look again for settlement cracks, roof and window leaks, and anything that has stopped working. See our 11th-month warranty inspection.
What we commonly find in new Florida homes
- Missing or loose roof shingles and incomplete flashing
- Grading that sends water toward the slab
- Reversed hot and cold, open grounds and missing GFCI protection
- Disconnected or crushed attic ductwork
- Poorly sealed windows and sliders
- Unfinished paint, caulk and trim
Frequently asked questions
The county already inspects it. Why do I need one?
County inspectors check specific code items at specific stages, often quickly. We work for you and look at the whole house.
Will my builder let you in?
Most builders allow buyer inspections. Ask your sales rep early and get the access dates in writing.
Do I still need a 4-point inspection?
Usually not on a new home, but a wind mitigation report often lowers your premium. We can do it at the final inspection.
