Condo Inspections in Southwest Florida

Buying a condo or villa in Venice, Sarasota, Punta Gorda or Englewood? The association maintains the building, but the inside of the unit is your problem the day you close. Kelting Inspections & Services inspects condos, villas and townhomes for buyers across Southwest Florida. Owner Wesley Bulifant is a Florida licensed home inspector (HI7956), and our team includes licensed mold assessors.

What we inspect in a condo

  • Air conditioning: the air handler, ductwork, condensate drain and, where accessible, the condenser. AC is the most expensive item most condo owners replace.
  • Water heater and plumbing: age, leaks, shutoffs and supply lines. Small leaks in condos become your downstairs neighbor’s problem.
  • Electrical: the unit panel, outlets, GFCI protection and visible wiring.
  • Windows, sliders and lanai: seals, operation, signs of water entry and hurricane protection.
  • Interior: walls, ceilings, floors, doors, cabinets and appliances, with infrared scanning for hidden moisture where it helps.

What the association covers

Roofs, exterior walls, structure and common areas are usually the association’s responsibility. We note visible issues we see on the way in, but the full building is outside a unit inspection. Ask the association for its most recent reserve study and, for buildings three stories or taller, its milestone inspection report under Florida law. Those inspections are done by licensed engineers or architects, and they can affect special assessments.

Insurance for condo owners

Your HO-6 condo policy may ask for a 4-point inspection on older units, and a wind mitigation report can lower your premium on villas and townhomes. We can do both during the same visit.

Frequently asked questions

Is a condo inspection cheaper than a house?
It is usually smaller, so it often is. Get an instant quote when you book online.

Do I need access to the roof or attic?
Only for top-floor units and villas. We’ll coordinate access with your agent and the association.

Do you inspect 55+ and seasonal condos?
Yes. Units that sit empty for the summer often have AC, mold and plumbing issues, so they are worth a careful look.
