What makes Bradenton homes different

City or county?

A Bradenton mailing address can be inside the City of Bradenton or in unincorporated Manatee County, and homes on Anna Maria Island fall under the island cities. Each has its own building department and flood rules, so check permits with the right office before you close.

Older homes near the river

Older neighborhoods near downtown and the Manatee River include wood-frame homes, some on raised foundations. For these we look closely at:

  • Crawlspaces and wood framing where accessible: moisture, wood rot and evidence of wood-destroying organisms.
  • Older wiring and panels, including Federal Pacific panels, and plumbing such as galvanized pipe or cast iron drains.
  • Additions and conversions like enclosed porches and garage conversions that may not be permitted.

Storm surge in 2024

In September 2024, Hurricane Helene’s storm surge flooded all of Anna Maria Island, including Holmes Beach and Bradenton Beach, and low-lying parts of Longboat Key. Hurricane Milton followed two weeks later with more surge and wind damage. Ask for repair permits and an elevation certificate, and know that big repairs on flood-damaged homes in high-risk zones may trigger FEMA’s “50% rule.” We look for signs of past water intrusion and use infrared scanning to help find hidden moisture.

New construction out east

East Bradenton, Parrish and Lakewood Ranch are full of new subdivisions. New doesn’t mean perfect. A new construction or 11th-month warranty inspection lets you catch issues while the builder still has to fix them.
