When to get a mold inspection

  • You smell a musty odor but can’t see a source
  • The home had a roof leak, plumbing leak, AC overflow or flood water, including storm damage
  • You see staining or growth on ceilings, walls, closets or around AC vents
  • You’re buying a home that sat closed up through a Florida summer
  • Someone in the household has allergy or breathing symptoms that are worse at home
  • After remediation, to confirm the cleanup worked (clearance testing)

What our mold inspection includes

  1. Visual inspection of accessible areas for growth, staining and water damage, including the attic, AC air handler, closets, bathrooms and under sinks.
  2. Moisture investigation with a moisture meter and infrared thermal imaging to find damp areas behind finishes.
  3. Sampling where it’s warranted: air samples and surface samples.
  4. Lab analysis by PRO-LAB in Weston, Florida, a trusted Florida lab that is AIHA-LAP accredited for environmental microbiology (EMLAP). Results typically come back in 24 to 72 hours, depending on lab volume.
  5. A written report explaining what was found, where moisture is coming from, and next steps.

Clearance testing after remediation

If mold was removed, we can come back after the cleanup for clearance testing: a visual check plus air and surface samples to confirm the remediation worked before walls are closed up or you move in.

Mold inspection vs. home inspection

Every home inspection we do notes visible moisture and possible mold. A mold inspection goes further with sampling and lab results. You can add mold testing to your home inspection so it’s done on the same visit.

Why Florida licensing matters

Florida licenses mold assessors and mold remediators separately. A licensed assessor evaluates the problem; the remediation is done by someone else. That separation avoids the conflict of the same company finding the mold and selling the cleanup. We don’t do remediation.
