Home Inspection in Lehigh Acres, FL
Lehigh Acres is one of the fastest-growing communities in Lee County, a huge grid of quarter-acre lots east of Fort Myers where 1970s block homes sit next to houses finished last month. Kelting Inspections & Services has been inspecting homes across Southwest Florida since 2013. Owner Wesley Bulifant is a Florida licensed home inspector (HI7956) and InterNACHI Certified Professional Inspector, and our team includes licensed mold assessors.

What makes Lehigh Acres homes different
Older block homes from the 1970s to the 2000s
Much of Lehigh Acres was platted decades ago, and many homes were built in waves from the 1970s through the mid-2000s. On these concrete block homes we look closely at original electrical panels, polybutylene piping, cast iron drain lines, aging roofs, older AC systems and stucco cracks. Some have also had additions or garage conversions over the years, and we point out work that looks unpermitted or unfinished.
Lots of new construction
Builders are filling in empty lots all over town, from Lehigh Acres’ east side to the neighborhoods off Lee Boulevard and Homestead Road. New does not mean perfect. We inspect before your final walkthrough and again before your builder warranty runs out with our new construction and 11th-month warranty inspections.
Well water and septic systems
Many Lehigh Acres homes run on a private well and septic system instead of city water and sewer. We inspect the visible well equipment, pressure tank and plumbing as part of the home inspection, and we note what we can see of the septic area. For a full evaluation of the septic tank and drain field, or a lab test of the well water, we recommend a licensed specialist, and we will tell you what to ask for.
Low, flat land and drainage
Lehigh Acres is flat and laced with canals, and some streets hold water after heavy summer rains. We check grading, gutters and property drainage, and look for signs of past water entry. Flood zones affect insurance, so check the flood zone and get an insurance quote early in your contract period.
Insurance inspections on the same visit
Most buyers of older Lehigh Acres homes need a 4-point inspection to get a policy, and insurers typically accept one for about a year. A wind mitigation report can lower your premium, and some insurers ask for a roof certification too. We can do them during your home inspection. See our Florida insurance inspections guide for which ones you need.

Frequently asked questions
Do you inspect homes on well and septic in Lehigh Acres?
Yes. We inspect the visible well equipment, pressure tank and plumbing, and note what we can see of the septic area. For a full septic evaluation or well water lab test, we recommend a licensed specialist.
Should I get an inspection on a brand-new Lehigh Acres home?
Yes. County inspections check code minimums, not workmanship. We inspect before your final walkthrough, and again before your one-year builder warranty ends.
Will a 1970s or 1980s home need a 4-point inspection?
Usually, yes. Most Florida insurers ask for a 4-point on older homes. It is typically valid for one year, and we can do it on the same visit as your home inspection.
How fast will I get my report?
Within 24 hours, with photos, so you have time to negotiate before your inspection period ends.
