What makes North Venice homes different
Golf and master-planned communities
We inspect throughout Venetian Golf & River Club, Grand Palm, Willow Chase, Sarasota National and the neighborhoods around them. These homes share builders and floor plans, which means the same issues tend to repeat from house to house: tile roof details, stucco cracks around windows, lanai and pool enclosure drainage, and AC condensate lines. We know where to look.
Mostly newer construction
Much of North Venice was built in the last 20 years, and new phases are still going up. A newer home can still have missing insulation, loose connections, poor grading or roof flashing problems. Our new construction inspection catches them before your final walkthrough, and our 11th-month warranty inspection gives you a list for the builder before your warranty runs out.
55+ and seasonal homes
Many North Venice buyers are moving into 55+ communities or buying a winter home. Homes that sit closed up over the summer can develop humidity, AC and plumbing problems, so we check them carefully and use infrared scanning to look for hidden moisture. If you live out of state, we can walk you through the report by phone.
Near the Myakka River
Homes near the Myakka River and its creeks sit on low ground in places, and the 2022 and 2024 storms tested roofs and drainage across the area. We check grading, gutters and property drainage, and look for signs of past water entry and storm repairs.
Insurance inspections on the same visit
Newer North Venice homes often qualify for real savings with a wind mitigation report, since features like hip roofs, impact windows and roof-to-wall straps are common. Older homes may need a 4-point inspection, typically valid for one year, and some insurers ask for a roof certification. We can do them during your home inspection. See our Florida insurance inspections guide for which ones you need.
What you get
- A full visual inspection following the InterNACHI Standards of Practice
- Your report within 24 hours, with color photos
- Infrared scanning where it helps find hidden moisture
- Optional mold testing by our licensed mold assessors
Frequently asked questions
Do I need an inspection on a newer home in Grand Palm or Sarasota National?
Yes. Even newer homes can have workmanship issues the county inspection doesn’t catch, and a resale home may have warranty items the last owner never fixed.
Can you inspect a seasonal home while I’m out of state?
Yes. We coordinate access with your agent, send your report within 24 hours, and can go over it with you by phone.
Will a wind mitigation report lower my insurance?
Often, yes, especially on newer homes with hip roofs, roof straps and impact windows. We can do it on the same visit as your home inspection.
Do you inspect 55+ community homes and villas?
Yes. We inspect single-family homes, villas and attached homes throughout North Venice’s 55+ communities.
