What we watch for in North Port homes
Septic systems and private wells
North Port was incorporated in 1959 as North Port Charlotte and shortened its name in 1974. General Development Corporation platted much of the city into quarter-acre lots, and many of them were built with septic tanks instead of central sewer. According to the City of North Port, areas like North Port Estates and Lake Geraldine are expected to stay on wells and septic, and the city has a long-term plan to extend sewer to other neighborhoods.
What that means for you as a buyer:
- A standard home inspection doesn’t include pumping or evaluating the septic tank and drainfield. Have a licensed septic contractor look at it. Our Recommended Vendors page lists several local septic companies.
- If the home has a private well, ask your lender whether water testing is required. FHA and VA loans often have specific requirements.
- We’ll inspect the plumbing fixtures, visible supply and drain lines, the water heater, and any visible well equipment and water treatment system.
- Ask the seller or the city whether the property falls in a future sewer expansion area. Connection costs are worth knowing before you buy.
New construction in Wellen Park and beyond
A lot of North Port’s newest homes are going up in Wellen Park and other new communities. A new house still benefits from an independent inspector, because the city’s inspections check code minimums at set points, not how well the house was built overall.
- New construction phase inspections: we visit at key stages, before drywall hides the framing, plumbing and electrical, to check the work against the plans and quality standards.
- 11th-month builder warranty inspection: most builders offer a one-year warranty. We do a full inspection in month 11 so you can submit a list to the builder while repairs are still covered.
Resale homes from the 2000s
Much of North Port’s housing went up in the early-to-mid 2000s. Many of those homes are now over 20 years old. That’s the age where Citizens Property Insurance says it requires a 4-point inspection (checked October 2026), and many private carriers have their own age rules. Original roofs, water heaters and AC systems from that era are often near the end of their life. We’ll document their age and condition so you can plan and budget for replacements. Add a 4-point and wind mitigation inspection to the same visit to get ahead of your insurance quote.
Drainage, flooding and moisture
North Port depends on a network of waterways, canals and roadside swales to move stormwater. Hurricane Ian in 2022 caused serious flooding in parts of the city. During every inspection we look at grading and drainage around the house and check for moisture staining, past water entry and conditions that can lead to mold. We use infrared (thermal) scanning to help find moisture that isn’t visible. If something looks suspicious, our inspectors, all Florida-licensed mold assessors, can do mold testing with lab-analyzed samples. Before you close, check the home’s flood zone on FEMA’s flood map and ask whether there’s an elevation certificate.

Frequently asked questions
Does a home inspection include the septic system?
No. We inspect the home’s plumbing, but the septic tank and drainfield need a licensed septic contractor. Check our vendors page for local options.
I’m buying a brand-new home. Do I need an inspection?
We recommend one. The city’s inspections check code minimums. An independent inspection works for you and can catch workmanship issues before your builder warranty runs out. Phase inspections or an 11th-month inspection are the most common choices.
Do you check for mold?
We note visible signs of moisture and possible mold in every inspection. Mold testing with air and surface samples sent to a lab is a separate service. Every Kelting inspector is a Florida-licensed mold assessor.
Can I get my 4-point and wind mitigation done at the same time?
Yes. Add them when you book and we’ll do them during the same visit as your home inspection.
