Venice has some of the oldest planned neighborhoods on the Gulf Coast, a lot of condos, and many 55-and-older communities. Each one calls for a different kind of inspection. What makes Venice homes different
A 1920s planned city, built out over a century
Venice was planned in 1925–26 by city planner John Nolen for the Brotherhood of Locomotive Engineers. It became a city in 1927, and its original core is now the John Nolen Plan of Venice Historic District on the National Register of Historic Places. Building took off again in the decades after World War II. So in and around Venice you’ll find 1920s Mediterranean Revival homes, mid-century block ranches, and newer subdivisions and golf communities.
In older homes we look closely at:
- Electrical systems that have been updated piece by piece. Panels, wiring types and unpermitted additions all matter to you and to your insurer.
- Plumbing materials such as galvanized or cast-iron pipe, or gray polybutylene supply lines. Learn about polybutylene piping.
- Roofs, stucco and windows on homes that have been through decades of Gulf storms.
Check where the permits are. Homes inside Venice city limits are permitted by the City of Venice. Nearby areas with a Venice address, like Venice Gardens and South Venice, are in unincorporated Sarasota County, and their permit records are with the county.
Condos: what your inspection covers, and what the association covers
A condo inspection focuses on your unit: the electrical panel, plumbing fixtures and water heater, HVAC, appliances, windows and sliders, and signs of leaks from above or next door. The building’s structure, roof and common areas belong to the association.
Since 2022, Florida law requires condo buildings three or more stories tall to have a milestone structural inspection by December 31 of the year the building turns 30, and every 10 years after that. Associations must also complete a structural integrity reserve study for those buildings. For contracts signed after December 31, 2024, the seller has to give you the milestone inspection summary and the latest reserve study, or a statement that they aren’t required or haven’t been done. Read both before your deadlines. They can point to special assessments a unit inspection won’t show.
55+ communities and snowbird homes
Many Venice homes are seasonal. A house that sits empty for months can hide problems: slow plumbing leaks, AC condensate backups, humidity and mold, and appliances that haven’t run in a while. We run the systems and use infrared (thermal) scanning to help find moisture you can’t see. If something looks suspicious, our mold assessors can take lab-tested air and surface samples. In an age-restricted community, ask the HOA what it maintains (roofs, paint, irrigation).
Storm surge and flood zones
Venice’s historic downtown sits on an island bordered by the Gulf and the Intracoastal Waterway. In 2024, Hurricanes Helene and Milton brought storm surge to parts of the Venice coast. Milton made landfall near Siesta Key, just up the coast. Check the flood zone on FEMA’s flood map and ask the seller for an elevation certificate and any flood insurance history. We’ll report visible signs of past water entry, but a home inspection doesn’t determine flood zone or elevation.
Insurance inspections on the same visit
We do 4-point and wind mitigation inspections on the same visit as your home inspection. Wind mitigation is completed on Florida’s updated OIR-B1-1802 (Rev. 04/26) form, which insurers require for inspections done on or after April 1, 2026. Older Venice homes often need a 4-point for coverage, and a wind mitigation report can document features like roof shape, roof-to-wall connections and storm shutters. Do you inspect condos in Venice?
Yes. We inspect the unit and its systems. The building’s structure and common areas are the association’s responsibility.
The home has been empty all summer. What should I watch for?
Leaks, AC drain problems, humidity and mold are the big ones. Ask us to run every fixture and appliance, and consider mold testing if there’s a musty smell.
Can you do the 4-point and wind mitigation during my home inspection?
Yes. Add them when you book and we’ll do them during the same visit.
Is my Venice-address home in the city?
Not always. Venice Gardens and South Venice, for example, are in unincorporated Sarasota County. That affects where you look up permits.
