What makes Naples homes different

Surge from Hurricane Ian

In September 2022, Hurricane Ian pushed storm surge into Old Naples, Park Shore, Vanderbilt Beach and other low areas near the Gulf and Naples Bay. Many homes were gutted and rebuilt, and some older homes were torn down. When a home was repaired after Ian, we look for:

  • Signs of past water lines, moisture behind new drywall and baseboards (with infrared scanning where it helps)
  • Replaced electrical panels, outlets and AC equipment, and whether they were permitted
  • Corrosion on equipment that sat in salt water

Ask for repair permits and an elevation certificate. In high-risk flood zones, large repairs on older homes can trigger FEMA’s “50% rule,” which the City of Naples and Collier County both enforce.

Condos: unit inspections vs. building inspections

A condo inspection covers your unit: electrical, plumbing, AC, water heater, windows, doors and interior. Florida now requires milestone structural inspections and reserve studies for many condo buildings, which are separate from your unit inspection. Ask the association for its most recent milestone inspection report and reserve study before you buy.

Golden Gate Estates and eastern Collier

Golden Gate Estates homes sit on large lots, and most use private wells and septic systems. Those aren’t part of a standard home inspection, so plan on a well and septic contractor. We’ll note visible issues during the inspection.

Tile roofs and luxury homes

Concrete and clay tile roofs are common in Naples. We walk roofs that are safely walkable; otherwise we inspect them with a drone. Cracked or slipped tiles and underlayment age matter to insurers.
