What makes North Fort Myers homes different

One permit office: Lee County

Because North Fort Myers is not a city, permits come from Lee County. That makes permit history easy to look up. Ask for permits on the roof, AC and any enclosed lanai or addition before closing.

Manufactured homes and 55+ communities

North Fort Myers has one of the largest concentrations of manufactured-home and 55+ communities in the region. In those homes we focus on:

  • Tie-downs, piers and the condition of the underside where accessible
  • Roof-overs, carports and Florida rooms added onto the original home, which are common leak points
  • Electrical and plumbing materials from the original build, including polybutylene piping

Insurers can be strict with older manufactured homes, so ask your agent early what they need. We inspect manufactured homes, including homes in land-lease parks.

Block homes, wells and septic

Many site-built homes date from the 1970s to the 1990s. Some properties on larger lots, especially farther east and north, use private wells and septic systems. Well and septic testing are not part of a standard home inspection. We’ll point you to a licensed well or septic contractor if the home has them. Read more about private sewer systems.

Canal lots and storms

Neighborhoods near the river and along the canals took surge and wind damage in Hurricane Ian in 2022. Many homes have new roofs, drywall and AC equipment. We look for repairs that don’t match, signs of past water intrusion, and hidden moisture with infrared scanning.

Insurance inspections on the same visit

Older North Fort Myers homes usually need a 4-point inspection, and a wind mitigation report on the OIR-B1-1802 (Rev. 04/26) form can help with premiums. We do both on the same visit. See 4-point and wind mitigation inspections.
