Booking and cost
How much does a home inspection cost?
It depends on the home’s size, age and the services you add, like a 4-point, wind mitigation or mold testing. Get an instant quote when you book online.
How soon can you inspect?
Usually within 24 to 48 hours. With multiple inspectors on our team, we can fit most schedules.
Do you offer discounts?
Yes, we offer a veterans discount. Ask when you book.
What areas do you serve?
Port Charlotte, Punta Gorda, North Port, Englewood, Venice, Sarasota, Bradenton, Cape Coral, North Fort Myers, Fort Myers and Naples, plus Boca Grande, Anna Maria Island and Longboat Key.
Inspection day
How long does a home inspection take?
At least about 1.5 hours. Larger homes and homes with more issues take longer. See what to expect on inspection day.
Should I attend?
Yes, if you can. Plan to arrive about 1 to 1.5 hours after the inspection start time, and your inspector will walk you through the findings.
What does a home inspection cover?
A visual inspection of the roof, structure, exterior, electrical, plumbing, heating and air conditioning, insulation, ventilation and interior, following the InterNACHI Standards of Practice. See inspection services.
What isn’t included?
Anything hidden behind walls or under floors, seawalls and docks, wells and septic systems, and code compliance.

With your permission, yes.
Insurance inspections
What’s the difference between a 4-point and a wind mitigation inspection?
A 4-point inspection checks the roof, electrical, plumbing and HVAC so an insurer will write the policy. A wind mitigation inspection documents wind-resistant features on the OIR-B1-1802 (Rev. 04/26) form, which can lower your premium.
Can they be done with my home inspection?
Yes, on the same visit.
