Who needs a 4-point inspection?
It depends on the insurer. Many carriers require one for homes around 30 years old and up, and some ask for it on younger homes. Citizens Property Insurance has its own age rules. Ask your insurance agent which rule applies before you book. Buyers usually need one before closing so the policy can be bound.
What we inspect
Roof
Covering type, approximate age, remaining life, and visible damage or leaks, including signs in the attic and ceilings. Insurers often want a roof with several years of life left.
Electrical
Panel brand and condition, breaker sizing, wiring type and visible hazards. Insurers often reject Federal Pacific Stab-Lok and Zinsco panels, fuse boxes, and cloth or aluminum branch wiring.
Plumbing
Supply and drain piping types, water heater age and condition, and active leaks. Polybutylene grey piping is a common reason for denial.
HVAC
The AC and heating system’s age, condition and whether it’s working.

Frequently asked questions
Can a home “fail” a 4-point?
The inspection reports conditions; the insurer decides. If something like an older panel or polybutylene piping is found, the insurer may require it to be replaced before writing the policy.
How long is a 4-point valid?
Insurers typically accept a 4-point inspection for about one year, but the final rule is your insurer’s.
