Why inspect a home that’s less than a year old?
New homes settle, go through their first rainy season and run the AC hard through a full Florida summer. Issues that weren’t visible at the final walk-through often show up during that first year. Read the warranty carefully: coverage periods for workmanship, systems and structure differ, and most warranties require you to report problems in writing before the deadline.
Common findings in new Southwest Florida homes
- Roof and flashing issues, including leaks at penetrations and tile or shingle installation defects
- Stucco cracks and gaps around windows and doors (when stucco cracks matter)
- AC condensate drain problems, missing insulation or disconnected ducts in the attic
- Grading that sends water toward the slab (property drainage)
- Electrical items like reversed polarity, missing GFCI protection or loose devices
- Plumbing leaks under sinks and at water heaters
- Doors and windows that stick or don’t seal, and lanai screen and pool cage details
We also use infrared thermal imaging to help spot missing insulation and hidden moisture.
